Legal action against 2 sale agreement being registered for same site

I have BDA approved site for which sale deed registered on my name around April 2016. I recently came to know that there is sale agreement registered on the same site by another party around Oct 2015. This sale agreement has the clause that the registration should be completed within 4 months from the sale agreement which did not happen till date. I want to know the legal complication I have in this matter. What issues I may face here?
After the sale agreement with in the time of limitation should be registered the sale or else it would be vide agreement better consult the any advocate along with relavent documents...
