Is preregistration necessary for registering the flat

want to sell my flat which cost 60 L. 40 lakhs already paid by purchaser & he is telling that 20 L will be paid by bank after registration is done in his favour, His lawyer is telling that for getting appointment at regitrar office, preregistration of sale deed is required. in this sale deed it is mention that i have received full payment(60 lakhs), they have mentioned the 20 L bankers cheque no in this sale deed. now they want my signature on this sale deed . Can i go ahead or without getting 20 l i shoudnt sign on sale deed

It is the case of perusal of documents meticulously as clause has been enshrined there with respect to payment after registration. In such situation you can made seperate agreement with buyer regarding remaining payment for safety side.
