Hello,
As per your query i want to say that you have to tell me the nature of the property which your grand father holds and further your mother is more benificial then your father and you could further suggest your grand father to make a will in favour of your mother regarding the property, rest of the query will be well discussed on a vocal conversation...

Well, your wife and son will become the joint owners of the property as per the gift deed executed by you. Though you wish to not to divide it but the share will be inherited through equal distribution only as per the gift. It depends upon the circumstances and the wish of the parties to decide how they want to share their right.

Question : If I transfer my property (Old house on 1200 sq feet) through Gift deed to my son and wife equally without mentioning percentage of share, will both become joint owner for the property? My primary intention to ensure both my son and wife are joint-owners/co-owners of the same property and not on division of property into 2 parts (600 sq feet each of my 1200 sq feet property).

Sure you can proceed by gift and the same will give the joint ownership over the property and both have equal right over the property.
