How to legally transfer the mother house in my name?

sir, i had two married sister, i m the only son of my mother.MY father was died in march 2005.we sold our old house & buy the new one by mothers name.My mother is not working she is housewife.My sister wants share on this house. if my mother gift that house to me.i will registered that gift deed. Then my sister can legally claim on this. Regards,

Dear, as per the information provided by you, in my opinion as you have narrated that the house purchased by your mother is bought with the funds arranged out of sale proceeds of your ancestoral house
Moreover your mother is not working , so your sisters can claim their share out of the new house even if your mother gift it to you.

If the said house in the name of your father then your sister can took her share and your mother only can gift her share to you. After the death of your father then you will owner of the said house as per his share i.1 1/4 share.

1.You have the remedy that this new property was not ancestral, and as your mother was house wife you paid to purchase the property, you have to keep ready your bank account statement but one question may arise that where the realization of old house price was utilized than you may show expenses for medical treatment of your mother and other expenses incurred on your mother.
2.Gift is not revocable but you have to pay total stamp duty as per circle rate, do'nt worry get the gift deed in your name because if your mother dies with gift deed your sisters right on property will continue.
