How to divide my land into two deeds in my name itself?

21-Aug-2023 (In Property Law)
Hi, I have purchased two plots from a developer. Through home loan, I am planning to build one house in each of the two plots. They had registered the land in my name in a single sale deed. They got the building approval plan showing both the houses in a single plan (adjust to one another) and the plan is different from what we have accepted. I asked them that since I am building two houses, I need separate building plans. But they are saying it is not possible since the both the plots are registered in single deed, only one plan can be provided. If it had been registered as two separate documents, then it is possible to get separate plan for separate houses. Kindly advice how to divide my sale deed into two sale deeds in my name itself.

As there is a single sale deed executed and registered in your name covering two plots, it is not possible to split the sale deed now. However, a deed of rectification referring to the original sale deed and showing the details of the two plots separately may be executed and registered, if acceptable for the purposes of plan approval.
