GPA for execution of the sale of property

My father and mother have a flat in the city X and want to give a GPA to their son for executing the sale of the property. There is no property transfer as they want their son to execute the sale on their behalf My father is currently residing in the city Y with me and he cannot travel to X because of poor health. We require a GPA to be done in Y but my father has no residential proof in Bangalore. The aadhar card and other documents are in his X address. Please let us know the feasibility and modalities of doing a GPA based on the above mentioned scenario
