Hi, Every agreement / contract drive through some terms. It is important to understand the sale deed and what is written over there. Normally a sale deed is void if payment was not received. This is a civil matter and only your father can file a court case as he is the seller. But this case also arise many questions like why the seller was silent for these many years etc. A proper advise only can be given ofter reviewing the sale deed.
