Does buyers power of attorney need to be registered?

16-Feb-2023 (In Property Law)
I am planning to purchase a flat in mumbai. My mother is to be the co-owner of the house. Since I'm not available for registration of the house, I have made a POA stating my mother can do the flat registration on my behalf. Does this POA need to be registered and why?
