Due to the ongoing pandemic, my tenant expressed his disability to give rent on time. Understanding the hardships and on goodwill basis I allowed the tenant to pay as per his convenience. He didn't pay for 3 straight months and then decided to move out early as he got a new job in a different state. Also, he didn't pay electricity bills amounting to 14000rs. Once he left, I inspected the flat in detail and found a lot of damages which he deliberately did not inform me during his tenancy. Deducting pending rent from deposit, I was able to cover for the damages partially and electricity bill could not be covered. To avoid electricity disconnection, I had to pay the entire bill. After lot of follow up he paid 6000 out of the bill and has now blocked my number and not responding to any of my payment requests. The rent agreement is registered under Maharashtra Rent Control Act, 1999. What action can I take against this type of fraud? Can I raise my complaint to police?

It is no fraud now that he has moved out. The only option convenient to you for recovery of your money was to deduct as much amount as possible was from the deposit it else to obtain the same from him over call but now since he has paid the amount to you
