Tenant not evicting - On what grounds can we ask for eviction

Hi, our tenant has been living on rent for the past 27 years now. Is not willing to evict. Has stopped paying rent as well since last 3 yrs as well. We have lost 2 legal cases against him. What do we do now? The quickest solution to this issue. How to ensure the same now that he evicts?

If there is a breach of condition by the tenent, then issue legal notice to vacate the house within 15 days, if he failed to respond your notice then file a suit for eviction.
Notice is must. You can also issue legal notice asking to pay the rent within specified days.
Failure to pay the rent by the tenent amounts to defaulter. You have got good ground to evict the tenent legally.
