Tenant gave verbal notice a day before vacating the house

Hello, My tenant has given me a verbal notice yesterday and wants to vacate the place end of this month but as per our agreement there is a locking period of 6 months which finishes in Jan 2018. What can be done in this matter ?

Dear sir, since you have mentioned the lock in period of 6 months, you are entitled to forfeit the deposit amount which is equal 6 months rent from the tenant. Since the tenant given you verbal notice, you need to issue written notice through lawyers expressing your intention to deduct the amount of deposit. For more details, contact us.

Dear Querist your leave and licence agreement needs to be perused to determine the penal clauses for breaching the terms of the agreement. Certainly if there is a lock in period and if your clauses provides for the payment for breach then the licensee is bound by it and you will be entitled for the amount as stipulated in the terms
