I am hindunagar from .We have joined property and given on rent since 1977 by my late father without any agreement.tenant pay rent and taxes & we give receipts in two building parts of same tenants husband & wife till date but in march 2017 one of the tenant died(wife) than we instruct him to empty that part of building but he refuse and become tenant of that part. what is the right of law for giving receipt (-of the wife dead part).he using full part of building.

If there is a breach of condition by the tenant, then serve them with a legal notice to vacate the house within 15 days, if they fail to respond to your notice then file a suit for eviction.

Failure to pay the rent by the tenant amounts to defaulter/ or any other reason. You have got good ground to evict the tenant legally.
