Renting a residential property for commercial purpose is it permissibl

I live in a residential building in Mumbai. My flat is on the 1st floor, my neighbours are doctors and after living for a year have now converted their flat into, their clinic. Can I too rent out my residential flat to a doctor/lawyer for commercial purpose? if yes what is the procedure and is BMC approval required? Per the society only the owner can convert and use the exsisting residential property as commercial. Can't be rented out to a 3rd party for commercial use.

As per the law, services by resident advocates, lawyers, doctors, and accountants are some of the approved commercial activities in any residential area. Apart from these, other services that can be provided from a residential accommodation are teaching, dancing, yoga, painting, clothing boutique, and food delivery from home-kitchen, among others. As long as the commercial activity is not creating a nuisance for other residents and causing physical harm, it is likely that it may be allowed by law. In case your State allows you to use a portion of your residential property for commercial purposes, there are certain permissions that you need to obtain, including the consent of the society and local municipal office, depending upon the nature of business.
