Procedure to file for eviction as tenant not paid rent for 6 months

We gave our house on rent in 2015. We prepared a notarized (NOT registered) agreement of 11 months. After 11 months, we continued with the same rentee without making a new agreement. The rentee was irregular in paying rent. In Jan 2018, we asked him to vacate the room. He agreed to vacate in 2 months. After 2 months, when I called him to ask why he has not vacated the room yet, he gave me a shocking reply. He told that he has given me 3 lakh INR, and, he will vacate the house when I give him 3 lakh INR. We went to the police. The police asked him if he has any proofs of money paid. He said he is uneducated and paid me the money without any proof. The police is advising me to file an eviction suit in civil court and that it will be resolved in 3 months. He is still staying in our house without paying rent for 6 months. My query: 1) What options do I have now to evict the rentee 2) How much time will it take to resolve the issue 3) How much will it cost (court fees,consultation)

Answer: You can file an eviction suit in the relevant court. That is the last option available to you as method of last resort. Once the court passes the order you can easily remove him;

Answer: It will take around 6 months minimum and 1 year maximum;

Your question: 3) How much will it cost (court fees,consultation)
Answer: The lawyer fees will be average, around 15-17K. Also the court fees will be decided on the ready reckoner rate of the property. Therefore engage services of a lawyer and do the needful.

From the conduct of the occupant/licensee he appears to be dishonest.
You need to file an eviction Application before the competent Authority.
In that application u will be entitled to explemplary and penal benefits qua the licensee. The proceedings are summary in nature.
The advice is on basis that the premises is given for residential purpose
