Please advise me on the Leave & Licence Agreement

Hello, I wanted your kind advice on the following query for my flat in Pune. - I had given my flat on L&L agreement (after proper registration) to a tenant for four years from Oct 2013 till Sep 2017 - My tenant now is interested in renewing for a final term and going in for a fresh L&L agreement (and subsequent registration) from Oct 2017 till Sep 2021 in view of his children's education. The concern I have is would this be a problem for me later in case I ask him to vacate the flat after Sep 2021..would he claim any rights to my flat for staying in the flat for 8 continuous years?? Kindly advice me urgently on this legal aspect and what I need to do to protect my rights on the said apartment. Would appreciate your urgent and prompt advice. Looking forward to your kind response to the above query. Thanks

You need worry. Licensees can not claim any right over the property but if have nay fear while drafting the fresh agreement enumerate a clause specifically speaking that the licensee will not claim any right title intereste over the property and would immediately vacate the property on the date of expiration of the agreement.
