Landlord is not allowing me to sell my own flat

Landlord is not allowing me to sell my own flat, he want my flat in a throw away price, i am getting good price from outside but my landlord refuse to bill transfer so that no one can buy from outside. He has filed a case on my property that I don't need my property and I m selling it outside and he is in bonafide need so he wants me to handover my flat him peacefully for free
