Landlord asking to vacate premises before expiration of agreement.

20-Dec-2023 (In Landlord/Tenant Law)
I have signed a leave and license agreement for 3 years with my landlord. After 11 months 5% increase in rent then after next 11 months 5 % increase in the rent is mentioned. It’s been almost 21 months now, am paying decided rent without any default. But suddenly my landlord asking me to pay much more rent saying - his property is worth of the rent he is demanding. And if I don’t pay as per his demand , I need to vacate the flat within 30 days. Am staying with my family and my old parents.

Well, the Landlord cannot evict you as per his whims and fancies. Before evicting you, he must provide a valid reason supported by that evidence. If he is saying he needs to evict you, as you not paying Market wise rent to him, then, tell him to furnish evidence of the market rent rate which is ongoing in your area for the similar properties put on rent by other Landlords.
