Is there fixed split ratio among landlord and tenant in pagdi system

Is there a defined ratio (established, stated as per law) to split the amount received after relinquishing the tenancy rights on a property based on Pagdi system. Further, can the landlord demand any share of the amount realized from the sale in the absence of a defined ratio. Lastly, does the Landlord have a right to refuse this sale(transfer of tenancy since it is a pagdi property) even if the tenant is insistent on selling(forfeiting his tenancy rights) and offering 1/3rd of the transaction amount from the sale as per usual convention.

This is my response to you:
1. You can approach the landlord and try to settle the issue;
2. You must tell the landlord you are bound by the Maharashtra Rent Control Act;
3. The landlord has the right to refuse the sale because the rent agreement can be transferred only after the permission of the landlord;
4. Consult a local lawyer and obtain an informed legal opinion.
