How to legally purchase land from a married woman

I want to buy a land from a person,who is married lady ,successor of this lady can entitled or will claim after my purchase the land?What are the legal way of attention during purchasing a land.plz kindly suggest to me. Sarita
If you purchase this land 1st you verify her Patta,in their Patta how many heirs are there if no heir is present then then you have no problem if any successor is there then 1st you say this lady she partition her Patta then you purchase this land rather you face many problem.
