Can landlord ask to increase rate if market rate increases?

I have a three year registered agreement with the landlord. He is asking to increase the rent since the market rate has gone up. The security period is over and this is the first year of the agreement. There is a clause in the agreement that either party can give a notice of two months and vacate. Pl. advise if he can ask to vacate basis the market rate

One would need to look into the exact terms of the agreement. If there is a clause that already provide for increase in the rental amount then your landlord may be in breach for asking you to vacate.

Though in most instances, either side can easily terminate the lease by giving the requisite notice. It would therefore be essential to study the exact terms of the lease.

If your case stands on a strong footing you could approach the court for an injunction stopping the landlord from evicting you till the dispute is decided.
