Can i buy a property in paghadi system

I am interested in buying a property under paghadi system but landlord is not willing to cooperate. What is the remedy for the same ? Can i enter and buy tenancy directly from existing tenant ? Is it legal ?
This is my response to you:
1. In paghdi system, the rent receipts can be changed only by the landlord;
2. Also an agreement has to be executed with the landlord;
3. The sale will be void and not valid in law;
4. Consult a local lawyer after stating your complete facts of the case.
