Advice on a Lease Agreement and the Documents Necessary

Dear sir, I am a Senior citizen residing in Chennai. I am sending this message to help my sister in law in Bangalore. She is a widow and has no children. She is planning to take a 1BHK Flat on lease for 11 lacs in Bangalore. To assist her I want to know about the following: 1. What Document are to be enclosed in the Lease Agreement ? Like ownership Document. 2. How to know if this Flat is under mortgage with a bank or someone? And the caution to be exercised in such a case? 3. What may be the costs if the lease Agreement is to be registered? Or An agreement on Rs.20 Stamp Paper will suffice? 4. What may be the safe Notice Period for terminating the Lease? I think your sister wants to take on mortgage, you just executive a equitable mortgage deed, keep the original sale deed with you, further get nil encumbrance certificate from sub registrar office, 200 Rs bond paper can do but you have to keep the original sale deed and pay the amount by cheque or demand draft.
