Which type land you have agricultural or non agricultural. If land is agricultural then take certified copy of khatauni and if land is residential then contact your corporation office and registrar office in your district

Details of the document can be searched at the concern registrar office to check the details of the property. One things should be noted if the document is power of attorney or wills same can not be verified easily from concern registrar office

If land is agriculture you need to obtain a non encumberance certificate from the revenue office. It will show that your land is free from àny bank loan or not. For title search you must have 12 years record verified from the revenue record and obtain a latest khatoni.

There is no uniformity in land throughout India, and it differs statewise. Moreover, the land records are mostly maintained by the Tehsil (sub division ) of the concerned district. For search of chain of title of a property we need to aproach concerned Tehsil record room, lekhpal, and for old records we look for district revenue records' room, where we can find all the concerned land records. So far encumbrances on a property is concerned, it is verified from registration office where the transactions are registered in this regard.
