Once your mother is gifted that property to you and you sold that property to your wife then your mother don’t have rights on that property and your wife is whole and sole owner for that property… apart your wife no have rights on that property, your wife had full rights to sell that property,,, approach us if you any kind of issues

Once your mother executed a valid registered Gift Deed in 2021, the property became your absolute self-acquired property. After you sold it to your wife through a valid registered sale deed, she is now the absolute owner and can sell it further without parental consent. Your parents cannot legally stop the sale unless they challenge the Gift Deed in court on limited grounds such as fraud or coercion. If they are creating obstruction or threats, you can issue a legal notice and seek police protection or injunction from civil court to enable a peaceful sale transaction. Please share copies of your Gift Deed and Sale Deed so I can draft the required notice or petition for you.

Since you got the property through a registered gift deed, it is your absolute property under Section 14 of the Hindu Succession Act. After selling it to your wife through a registered sale deed, she became the legal owner. Your parents cannot legally object unless they prove fraud, coercion, or lack of free consent in the transfer. Proceed by: 1. Ensuring all previous deeds (gift & sale) are properly registered. 2. Serving a legal notice to your parents about their objection. 3. If they continue to interfere, file a civil injunction suit to restrain them from obstructing the sale. Consult an advocate to verify the title and handle documentation before final sale.

If your parents want to cancel the property that you received as a gift from them, they must do so within 3 years, otherwise, even if they file a case now, they must show a specific reason, so that you will not have any problems since it has been more than 3 years since the gift was received by you

if mutation happened with the consent and proper registration, and proper owner is currently your wife you can easily sell but as what is the reason for your parents asking you not to sell the property then we can ascertain how to proceed if they are claiming any maintenance from you
