Questions Answered by Advocate Vinit Vinod Jain
Q: Settlement/legal process in a pagdi system
Situation : The flat is on tenant's grand father's name. Tenant's grand father and father have passed away. Never was the property transferred to the further generations during those times (ie 1900-1970) and eventually during 1980s the buildings were liquidated and bought by our landlord who then followed the pagdi system till date. Since then as the pagdi system being insufficient in value, the landlord tried to make all the tenants vacate the premises by all possible ways. Today the tenant is the only sole survivor related to the owner of the house Facts : Todays market value is anywhere between 30000/- to 40000/- per sqft. for the property. All legal judgements till date have been in the tenants favour. Query 1 : Whether one should keep fighting and winning the future cases against the landlord or do a settlement with the landlord? Query 2 : If settlement, what are the legal necessary terms that are to be met as a landlord and a tenant and step-by-step process for a tenant?

Q: what is procedure for Anticipatory bail against section 377 IPC ?
I am a male living with another male, but not in any relationship with him. But due to my sexual orientation, certain individuals are blackmailing me saying that they will use the police to arrest us using section 377 and that my history will be enough to condemn him too. Even though he stands by me, I wish to know if anticipatory bail or any other legal protection can be gained atleast for him, especially when I have no proof of blackmail and a history of relationship with men, in case of they actually do what they threatened.

Q: Clarification on cheating, dowry and false promise to marriage
my age 27, Caste Punjabi, Religion Hindu. I have had roka on Nov 13, 2016. Things were all good between both families. The guy is a pilot, the guys mother had multiple times said she would get us married in a day if someone gave her 50 lacs. On jan 13 the marriage date was decided by his family. Obviously marriage dates are decided mutually not over one call. My dad tried o convince the guy family for face to face meeting, they kept delaying it and then in 2 days they say marriage is been called off. I try to connect with guy, and he write me that his family needs 50 lacs, and cant say, since we both love each other i could manage this amount for him. He had sex with me post roka, and another 3 times post that, saying u cant deny now, we are going to get married. He has ran away and his parents are waiting for my father to beg to them. Please suggest what should i do, Does he qualifies for cheating and dowry act. If yes then how should i proceed
Advocate Vinit Vinod Jain answered
Hello madam. I feels sad to hear what happened with u. Dowry is a social stigma on our society but when an educated person does the same it feel bad. In ur case u can file case against the boy and the family members under the Indian penal code and also under the dowry prohibition act and other forums. Also the answer to ur questions is yes the person's have committed offence under cheating dowry demand and other sections of IPC. Regards
