This Commercial Property Located at Mumbai is owned by my Father. Due to his age he wants to Gift the property to me ( his Son ).But I have heard that commercial property attracts 4% Gift Tax + 1% Metro Cess on the current value of the property.But my father is gifting the property to me. He is not selling the property, so why should Gift Tax and Metro Cess be applicable.
