Hello,
For the query you posted, I would suggest the following:

The sale deed can be executed in the buyersname subject to terms and conditions present in such sale deed, in other words, you can always make such a sale deed which clears your position and transfers all the rights in buyers favour.

For the same you can as well execute another document subject to that sale deed which brings your position outright clear.

I hope this answers your query.

Goodevening Sir,
As You are the Seller and total sale consideration set is of 10 lakhs, I don't see any problem in making a sale deed in buyers favour if he is ready to pay the amount in full.
I would like to see full documents in detail to give more advice.
Feel free to have a word with me .
All the best

With regard to the above mentioned query I would suggest you that you do a sale deed and mention About your transactions and way of payments would be given to you as mutually decided by both you and buyer .everything can be. Mentioned In the sale deed no other documents is required to be done.. Incase of any dispute sale deed properly regiatered can be shown and injunctions can be taken and its essily enforceable
