12-Jul-2023 (In Property Law)
I paid some amount  to a land developer in 2008 for a site with two partners in that firm. They have signed an agreement. They were postponing the registration for reasons known to them. Now they are not receiving my call. Regd letter sent to their home is returned with'door closed' .What legal actions can be taken ?

Sir/Madam, It is the violation of the agreement and lead to criminal offence. You need to file criminal complaint against the owner u/s 120a,120b,420 of IPC with near by police station. You may hire a lawyer for this process.

Sir,you can file complaint and also a os suit for breach of contract and to full full the sale as agreed by the builder's and complete there promise/ contract, you can contact a advocate send legal notice and further file case against them, they may run but you have the property there itself, once case is filled they will come and solve the issue.

You should try to locate them , get their addresses to send notice. But it appears your agreement has lapsed, barred by limitation. So the first notice , if you are able to get their addresses , is vital. Later you can file a suit for specific performance.
