Clarification on taking home loan for resale independent house

Hi, I am planning to buy resale independent house in a village near to sarjapur. Owner has panchayat form 9 11, sale deed, mother deed, RTC, building plan, EC 1989 to 2004, 2004 to till date and tax receipts. Layout plan and conversion document is not available. Owner told I will not get home loan. Even though I asked a loan agent, he told me that he can arrange loan from any bank. Please suggest me if I am in risk and can I go with property.

Sir,

as you informed me that you are going to purchase the property. Before you need to proceed ,please go for legal opinion. AS you only informed that there is no layout plan or conversation plan.

You have not informed us of the land details, like whether it is a residential land or agricultural land, self acquired or ancestral, whether it is granted land. ?

Therefore, i suggest you to go for legal opinion of the title deeds and then go for loan.

If buy, it will be remained as defective title. when the land is not converted one for residential purpose, it will not be a legal site. Though you are in possession, you will not get it as valid one. in future some legal obligations may be arose. strictly, not suggestible one for purchasing.
