Tenants not evicting even after expiry of 11 months agreement

We have given a house on rent situated in south Delhi in 2013 on basis of 11 month rent agreement and we further renewed such agreement in 2014 and 2015 and after expiry of agreement in 2016 may ,we asked them to vacate the house as they never paid us rent on time and even defaulted payment for 1 month of February 2015 and they agreed that they will vacate the house within one month so we didn't renew the agreement but after expiry of 1 month they didn't evict the house and asked us to give them 4 more months and agreed to give that in writing and we took this in writing that they will evict the house within 4 months but after expiry of such 4 months she again asked for 1 month as they didn't have money for shifting and we again give them 1 month time period but still after 1 month they are still not vacating the house and they are also not paying us rent from last 2 months.if v go to court HOW much maximum time it may take to evict them

1. It happens in many cases that the tenant refuses to vacate the leased property even after the expiry of the lease. In such a scenario the rent agreement will be sacrosanct. The rights of landlord and tenant will be governed by the rent agreement.

2. If the tenant refuses to vacate after the expiry of the lease then you may move to court and obtain an order of eviction against him. Non-payment of rent is also a ground on which the lease can be brought to a premature end by the landlord by moving to court and filing a case for eviction.

3. Rent will have to be paid by the tenant in the court once it is assessed by the court. Failure to comply with the order of paying the rent will invite immediate eviction.

Minimum 1.5 years and maximum depends on the facts and circumstances, the dates given by the court and on various issues
