Owner asking to vacate the rented shop suddenly after 35 years

my father have a shop on rent for a 35 years. Now the owner is asking to leave that shop. So what should we do now if we don't want to leave that shop?
my dear friend , all rental disputes are govern by local /state rent control laws
but some are the major grounds for eviction is
1 . non payment of rent
2. substantial damage in shop
3 . material alteration in shop
4. sub letting
5 . reasonable and bona fide necessity of landlord
6 . tenant acquired suitable and adequate premises for him
