How to negotiate with tenant for eviction?

Hindu.we have a property mother deed is executed in our fovour.and few tenants abv 15yrs.now we want to develop our property but the some tenants r demanding way high money to give nos currently be is paying 250 rps as per agreement which they have not renewed for the last 15yrs. Having only 400sqft for bussiness but forcibly occupying 7 kattahs.what to do for negotiation.

You can send them a legal notice for eviction and if they do not evict the place then you may file an eviction suit against your tenants

You may file a suit for recovery of the excess area occupied by him for which which he is not a tenant. As per law of land in case of building rebuilding by the landlord he is only entitled to the area of his occupation in payment of fair rent. But before any concrete advise it is necessary to go through the agreement.

Give the tenant notice for increasing the rent up to your demand. Give him time topay increased rent. If he/ she pays rent as to your demand , then you have to continue with the same.If he/ she does not pays the same as per demand, file suit for eviction

Look in each and every State under India there is separate Premises Tenancy Act. I do not know where you from. Hindu or Muslim does not matter in respect of Tenancy dispute. Specific Law is there in each State. Please follow it and if there you see any difficulty then ask it later.
