Effect on rent agreement if rent not paid on fixed date

I have rented my 2 story building nearly 10,000 sq feet to a school and as per rent agreement the tenant shall pay rent on 5th day of month but he has never paid rent on said date, he generally pays rent after 15th day of month, sometimes rent is paid after expiry of 1 month. I use to give him a receiving of the date when he pays the rent. For instance as per agreement he shall pay rent on 5th of August for the month July but he pays on 29th of August and I gave him receiving for 29th of august. Does this act of mine will have any adverse effect on rent agreement or benefit tenant?

Hi, you are doing correctly by giving receiving for the date on which your tenant is paying you rent. But while receiving the rent , try to write as Received rent for the month of July on 29/08/2016 which was due on 05/08/2016. Why don't you take the rent in advance. Seeing your query, it shows that you don't take rent in advance. Anyway there is no adverse effect on you by giving the recpt for the true date.
