Individual property to be made common property, What is the procedure?

A, B and C are three brothers with 40 acre, 30 acre and 20 acre of lands respectively. They want a mechanism where all the three have equal share in each and every property. So that when certain land of any brother is sold, each can have a share in its proceeds. Also for avoiding any dispute in future, each property should be registered in name of all the three brothers. Please advise on available and cost effective mechanism.

dear client.
in order to be owner in all the property you need to either go for registration of all or second option is
having family partition and dividing the whole property as per your choice....

In my opinion all the three brothers may enter into a family settlement, clearly narrating the terms and conditions of their settlement including the fact that from the date entire land is a common property and all have epal shares.

File a title suit for declaration of the property being joint. In alternative create a HUF and transfer the property to it. You can also create a partnership for the same and transfer the property to the partnership.
