Building permit number typing error in sale deed what impact

23-Jan-2023 (In Civil Law)

We observe typo error in regards to Grampanchayat building permission number in our existing sale deed (2014) and the deed prior to it (2013). The seller is inaccessible and noncooperative by nature. We have the copy of the original plan approval, only one digit is erroneously typed in the deeds. Please suggest a way-out / workaround at the earliest,as we need to apply for BRS which ends by this month end. Not sure if it impacts the process?

Ideally, any corrections made to the deed will need to be countersigned by the seller. If the deed has been registered then it would form part of the public record and cannot be altered. You would need to execute a supplementary deed clarifying the typographical error, however you would require the signature of the original owner. You may also file an RTI Application with the govrnmnt agency conducting the LRS/BRS to enquire in to the procedure to be followed in such cases.  Feel free to get in touch with the LawRato team for further assistance.
