Tenant vacating during lockin period

Hi, I have a commercial property. The tenant is a company. We have a registered agreement with a clearly defined 3 year lockin period. The tenant is requesting to leave in the middle of the lockin period and is asking for a waiver. How can I enforce the lock in period clause and what are my options?

if there's is a registered agreement between you and the opponent, and the agreement states the clause's for breaking the lock in period you shall send him a notice with regards to the same. you shall inform him that the agreement is clear on the lock in period and if he is not abiding by the same he is liable to compensate you accordingly.
