Property sold through unregistered GPA now wants to buy this property

I am planning to buy a property in margonahalli village, bidarahalli hobli, bangalore east. In 2004 there was a sale happened between parties, where seller sold the property on basis of un-registered GPA(general power of attorney). after that there are several resales happened to the same site in respective years(2011, 2013, 2016). now as i am planning to buy this property, please let me know whether this Unregistered GPA causes any problems in future.
You should not buy a property sold through the unregistered GPA's, Because it is not a valid transfer document. Better you can search for some other property and before purchase if you want to be sure always go for documents verification instead of suffering any loss at the later stage.

Apart from that under these period number of sale transaction was done.
Here please ask your vendor and his vendor and confirm that the said property is free from any litigation. Espspecailly check is any one challenged the said GPA till today. Please get the Encumbrance Certificate and Encumbrance Extract of last 15 years and check the title.
If not please purchase the said property. Better you go for legal verification of documents.

No as it was done in the year 2004 so there is no legal complications as registration of GPA was not mandatory. Recently Supreme Court has held that the registration of GPA is mandatory . Hence, take all the documents pertaining to the property and consult any advocate for legal opinion about the property and then decide for buying.

If the GPA is executed before 2012 then it is valid and there will be no problem causing out of it.
It is after 2012 Supreme court has made a ruling that, any GPA executed for sale of a property has to be compulsorily registered.
So till then it is not mandatory for registration.

sir, Firstly, should know the GPA Dated before 01/4/2004 or after. From 01/04/2004, the GPA should be a registered one. That on the date of selling from GPA holder, the executant should be alive.The executant must have cleared exclusive title to give GPA. iF there is legal clarity on the document, you can proc cede. Before buying the same if you submit the papers, i can give you opinion.
