Hi,nnOur ancestral property(bungalow) was transferred to my father's name through a court order. Apart from court order, he also has CIDCO transfer document.nIs the court order not enough evidence for ownership? Does my father has to execute a sale deed? If yes, then how will it be done in this case.nThe issue is that banks are not taking this property as collateral without a valid sale deed.

If court order creates a right in favour of your father, which was non existent, the decree needs to be registered with SRO, which will become a title document. However, all facts need to be examined, to give exact answer to your query.
