Ownership in a new flat

I am Hindu and own 1bhk flat joint owner being wife. My son (married) wants to buy a two bhk flat and wishes that this flat be sold and he would take a home loan for the difference . I wish to be a joint owner in the new flat. Please advise how do we go about

1. Make a MOU of the same so that it binds both the parties;
2. You can also lay down the terms and conditions of the MOU as per your wish;
3. Take the home loan on joint name;
4. If you are above 60 years your son is obligated by law to maintain you and you need not worry about being evicted from the house.
