Old Tenant not giving rent as per current rate

Hi , i have tenant 30 years old , how can i get rent increase & how much ? Since last 30 years he is giving 250 rs, i want as per current rate

1. You will have to increase it as per the rate decided under Maharashtra Rent Control act;
2. You can increase it accordingly;
3. You will have to issue rent receipts for the same;
4. Consult a local lawyer and take steps.
