My Dads property, now in the name of two brothers , I am the eldest.

My dads villa is in Gaziabad . After Hus death the ownership was transferred in my moms name and she died on 2007.We are two brothers and one sister , married for 39 years.
My brother leaves in London and has duel citizenship. He has one sine and a daughter. Both born in UK.
I am eldest, have one son 20 years of age.
1)Brother doesn't want to sell the property.
2) I want and divide in three .
3) Can I transfer my share in my son's name???
Can I get my share in any other way ? Without filling partition?
4)What will be best move?
In the light of the above stated circumstances, it is best to assume that filing of a suit for partition is the best route to take as it is an undivided immovable property and cannot be divided by metes and bounds. However, further and better particulars are needed for an effective opinion.
