YOU HAVE OBTAIN LEGAL HEIR CERTIFICATE FROM THE RESPECTIVE THASILDHAR , BASED ON THE CERTIFICATE YOU MAY CONVEY THE PROPERTY TO ANY ONE, IF YOU WANT THAT PROPERTY OTHERS SHOULD RELEASE THEIR RESPECTIVE SHARES TO YOU.

Sir,
Whether the details what you have narrated here is incorporated in the purchase(sale) document as your mother purchased the said property for you ,since you are in abroad and if not so, try to get settlement for the said property by stating clearly the situation in the new settlement deed.

If your mother dies intestate, the right of the property will go to your sister, you and her husband equally. There is no relevancy here the said flat was bought by using your money. That is what law says. In that situation its difficult to change the title in your favour. Well, you can change or transfer the title in your name, provided, if your father and sister doesn't have any objection and ready to execute a suitable deed in your favour. Pl feel free to contact me if you need further clarification. Thanks.

they are eligible for equal share, in that property, you have to seek release deed from them, for the said property and get it registered in your name, Then you can go for change of name in revenue records.
