Sir/Madam,
Whether you belongs to Hindu religion?, whether the said property was bought by your grandma? or acquired from somebody?, try to get settlement or ask her to constitute will, normally will is a tedious one. whether the said property is available in chennai city or out of chennai, all these details will help to give a good solution.

Weather she is hindu and how she acquired is blank.you can get it by way of settlement,by registering it.or you can file a case for partition,if the property belongs to her husband and because of his demise, she acquired it.you can also file petition for appointment of guardian as you, since she is mentally sick and also seek injunction of alienation by her.
