How to recover rent from tenant who is refusing to pay?

Sir I rented my property @ 30000/- and the lease agreement is of 11 months Which started from may 2014 he stayed for 7 months in which he only paid for 4 months through cheque now he had vacant the property after 7 months. He also refused to pay 3 months rent that is 90000/- what are the legal actions I can take and its more than 30 months now ...

In such circumstances when the rent has not been paid by your tenant first of all you should send a legal notice through any lawyer thereafter you can file recovery suit against the tenant who had defaulted to pay the sum of Rs. 90,000/-.

If you know the present address of your previous tenant you may claim the such amount . Firstly send the legal notice for the purpose of demand the such amount of balance arrear of rent. If failure then you may file a suit for the purpose of recovery of balance arrear of rent.
