Will means after death Regularization of the said document.
but ur grandmother is still alive therefore will doesn't matter.
that the abovesaid property is ancestral one means grandmother, alongwith her son and daughter have equal share and rights. because she is not absolute owner, she is not right, authority to sell the property without consent of the legal representative.
u have issueing the notice to ur grandmother and other legal representative.
thereafter file civil suit for declaration, partition, separate possession, permanent injunction

No she can do it since it is ancestral property. Yes on ancestral property every legal heir have equal right. That is with out your written consent she can't sold it to any one. You can make public notice .
