Adding Co-Owner to a Registered Deed

15-Jul-2023 (In Property Law)
I have purchased a proprty on loan but erroneously not entered my name as Co owner in Property Registration. The property is in my fathers name. Although I am co borrower and I pay the emis in full. Now, I wanted to make an ammendment to include my name as co owner in a Rectification deed, and also want to know what will be the tentative charges.

You can make a rectification deed and place the same for permitting by the registrar and also the registrar will issue a query slip therefrom the stamp duty and registration cost can be easily assessed. This way many of my clients got relief. All the best and regards

Hello sir. I don't think you can rectify the existing registered deed. Though you have an another way. Your father can gift the 50% share in favour of you then you can become the co-owner of the property. But let me know have you any siblings. If no then personally I suggest you not to do anything as after the lifetime of your father you become the owner. The registration cost of the gift deed is about 3% on the present market value of 50% share of the property.
Thanks with regard.
