Tenant not making agreement and payment of rent irregular with arrears

Good day my tenant has paid an advance of 2lakhs and taken possession of my property but refusing to make a legal agreement for the last 6 years. Rent is not being paid on time and is being paid in bits and pieces in cash and have arrears of almost 1year rent . No receipts have been issued by me as partial rents have been due almost every month. What are my rights to evict the tenant.

Non payment of rent is a valid reason for eviction. It is unclear if you have a rental agreement signed and executed with the tenant of not but the procedure is same: you have to issue a notice for eviction to the tenant and based on his response, you can file a Suit for Eviction before the City Civil Court based on the location of the property. Since amount is in cash it may be tricky to prove that he hasn't paid till amount so better to give small acknowledgement to the tenant and take his signature too.
