Take hold of my property from 30 years (tenure of tenancy) old tenant

23-Aug-2023 (In Landlord/Tenant Law)
I am the owner of a shop. Please let me know the simplest way out to get rid of a tenant who has taken my shop on rent from the past 30 years. He is paying the rent regularly but NOT as per the current market rates. The rent for the shop that he pays now is just Rs.150 per month. Please suggest a legal way to make him vacate the shop or pay the rent according to current market rate. Thanks in advance.
