virtual office Rent agreement not renewed

11-Sep-2026 (In Landlord/Tenant Law)
Hi, I was leasing one virtual office (never visited there only used the address for obtaining gst) for purpose of gaining GST certificate. After 11 month rent agreement expired & there after 1.5 years i received the text from owner to renew the agreement. He threaten me to cancel my gst registration by telling gst officer. So i have already changed the address on my gst, but now he is demanding the rent of 2 year. I am liable to pay rent? He can do anything legally on me?

if you have made such agreement for 2 years then you might have to pay the rent and if the rent agreement is only for one year and the person if with malice intention wants to extort money then you don't need to and file a complain against him

Once your agreement term comes to an end, unless otherwise specifically mentioned in the first and original rent agreement to the contrary; if the agreement is not renewed thereafter by again executing it, you are in no manner liable to pay the rent just because it was shown as an address on your GST portal. Also you must have left the possession of the rented premises and that there is no such business activity which is being carried on by you on that rented premises for the 2 years of disputed period.
