Shops on rent from past 25 years how to sell shop or increase rent

We have few shops which is on rent from last 20-25yrs. The rent is approx 250-500/month. As it is very insufficient now I wish to either sell my shop or increase the rent as per today's rate. Kindly guide on what steps should be taken and how to go about it. Also there is 1 tenant who hasn't paid any rent from last 10yrs how to remove him and vacate the shop.

Well send him legal notice to increase rent or for Eviction noticr for non payment of rent in case yoywant to sell the shop first you have to vacate the shop there after you can you have to file a suite for evivtion
